Project Details

Project Description

Xinguangzheng worked with a mining support company to design and deliver a 4,000-square-meter clear-span warehouse. The facility was built for equipment storage, inventory management, and operational efficiency. The client, who specializes in warehouse solutions for mining companies, needed a structure that was affordable and quick to assemble. It also had to be suitable for resale.

The project faced several challenges. These included creating a column-free interior for 6m-high racking systems, adding an external office with internal access, and ensuring durability in harsh conditions. The warehouse needed to resist corrosion and handle heavy rainfall.

The solution was a pre-engineered metal building (PEMB) with a 40m clear span and 100m length. It featured tapered galvanized portals and modular elements for future expansions. The warehouse included reinforced foundations for heavy loads, advanced ventilation, and electrical setups for high-visibility operations.

The project was completed in just 3.5 months. It improved the client’s resale portfolio by offering scalable, cost-effective warehouses. These facilities boosted mining productivity, reduced downtime, and met industry standards. The initiative also supported regional economic growth by creating jobs.

The Problem

The mining support company faced several challenges in creating resellable warehouse solutions:

  • Maximizing Open Floor Space: A column-free design was essential for 6m-high racking and flexible layouts. Internal columns would disrupt forklift movement and workflow efficiency.
  • Height and Pitch Requirements: The eave height needed to be 8m to support racking. The roof pitch had to ensure proper drainage. Gutters needed to handle up to 250 mm/hr of rainfall in mining-prone areas.
  • Quick and Affordable Erection: The design had to allow for fast construction to match the pace of mining projects. It also needed to stay economical for resale without sacrificing quality.
  • Integration of External Office: The office had to be placed on side panels. Doors and windows needed to provide direct access to the warehouse interior. This ensured smooth operations without reducing storage space.
  • Durability and Environmental Controls: Mining environments required protection against corrosion. Ventilation was needed for dust control, and electrical setups had to ensure safe, well-lit bulk and picking zones.
  • Modularity for Future Expansions: The structure needed to be demountable and extendable (e.g., in T or L configurations). This ensured long-term value for resale clients.

These challenges led the client to partner with Xinguangzheng for a customized steel structure solution.

The Solution

Xinguangzheng met the client’s needs with a prefabricated steel design. The focus was on efficiency, durability, and modularity.

  • Large-Span Steel Structure: The clear-span PEMB had a 40m-wide by 100m-long design. It used tapered galvanized portals, Z-purlins/girts, and bolted connections. This eliminated internal columns, providing open floor space for 6m-high racking and heavy-duty operations.
  • Foundations and Flooring: Pad footings with cast-in bolts supported the structure. A 150mm reinforced concrete slab with mesh was used. In high-traffic forklift zones, it could be upgraded to 180-200mm. This allowed for a load-bearing capacity of up to 6 tons/sqm.
  • Envelope and Ventilation: The standing-seam roof included foil insulation and a pitched design for rainwater management. Single-skin coated steel walls, ridge vents, wall louvers, and oversized gutters rated for 250 mm/hr rainfall prevented flooding in remote mining sites.
  • Openings and Access: Two 4.5m x 5.0m roller doors were placed on opposite long sides for efficient cross-flow access. Each roller door had a small personnel entrance next to it. An additional personnel access (PA) door was added, with provisions for future doors on all elevations. The external office was integrated into the side panels. Doors and windows opened directly into the warehouse for seamless workflow.
  • Corrosion Protection: All primary steel was hot-dip galvanized. Stainless fasteners were used to withstand corrosive mining conditions. This ensured durability in dusty, humid environments.
  • Electrical Provisions: LED high-bay lighting provided 300 lux in picking areas and 200 lux in bulk storage zones. Spare electrical ways were added every 8m bay. Provisions were made for high-volume low-speed (HVLS) fans to improve air circulation and worker comfort.
  • Modularity and Prefabrication: All panels and frames were designed to be demountable. Splice-joint rafters and corner details allowed for easy T or L extensions. Components were prefabricated off-site at Xinguangzheng’s facilities. This enabled streamlined on-site assembly in just 3.5 months.

This approach ensured affordability for resale while optimizing the warehouse for mining-specific needs like equipment handling and environmental resilience.

Result

The partnership delivered impressive results, transforming the client’s warehouse offerings for the mining industry:

  • Optimized Space Utilization: The column-free design and 8m eave height allowed seamless 6m racking integration. This increased storage capacity by 35% and improved workflow efficiency for mining equipment.
  • Rapid Delivery: The facility was completed in 3.5 months. This enabled the client to quickly resell similar designs and meet urgent mining project timelines.
  • Enhanced Durability and Safety: Galvanized materials and advanced ventilation systems provided superior corrosion resistance and dust control. This ensured compliance with international mining safety standards and protected valuable inventory.
  • Cost Savings: The prefabricated, modular approach reduced construction costs by 25% compared to traditional builds. Energy-efficient lighting and insulation also cut operational expenses by an estimated 15%.
  • Modular Scalability: Demountable features allowed for easy expansions. This increased resale appeal and delivered strong ROI for end-users in dynamic mining operations.
  • Economic and Operational Impact: The project created approximately 60 local jobs during construction. This boosted the regional economy in Peru’s mining hubs.
  • Longevity: Built to last over 50 years with minimal maintenance, the warehouse offers sustained value in harsh environments.

Xinguangzheng’s tailored solution elevated the client’s business. It enabled them to provide high-quality, affordable warehouses that drive efficiency and growth in mining support services.
